In order to create a large family room as an extension to the existing dining area, the client sought to extend as far as possible within the permitted development guidelines. The brief was to maintain as much light as possible within the house and the existing connection with the garden, without taking up too much garden space dealing with the change in level between the ground floor and garden level. .

 

The proposed solution was to create a flat roofed extension, rendered white to match the existing house, with large sliding glass windows and doors. The change in level from ground floor to garden level was then solved by the creation of a raised patio which the extension opens on to, which in turn steps down to the garden, all within the line of the proposed extension.
